Thirteen sea-view villas on a Layan hillside, beside the national park
Vhana is Pavara Development's second collection after Khiri: thirteen private villas terraced into a forested hillside in Layan, next to Sirinat National Park and 1.3 km from Layan Beach. The developer draws six types — from the three-bedroom Villa D of 813 m² to the five-bedroom Villa A of 1,718 m² — each on its own plot with a saltwater pool, a covered roof terrace with the sea horizon, a shaded sunken seating area, a dining sala and, on most types, a spa floor with onsen, sauna or steam. The architecture is Thai vernacular in a contemporary hand: local materials, natural ventilation, buildings that follow the contours and keep the trees.
On the developer's pre-launch price list of 10 December 2025 twelve of the thirteen plots are priced, from THB 98M for plot 2D to THB 285M for plot 2A; plot 1B is sold. The estate won the Asia Pacific Property Awards 2025–2026 for architecture, landscape and residential development.

02What is included in the price?
The villa as specified: three storeys with a saltwater pool, a covered roof terrace, a sunken seating area, a dining sala, an outdoor shower, two kitchens, a maid's room, the spa or wellness floor of the type and covered parking. Loose furniture is separate.
03How do I pay?
A 2% reservation deposit, 28% on the sale and purchase agreement within 30 days, then 15% when the foundation posts are finished, 15% at the concrete structure, 15% at the walls and roof structure, 15% when the floor tiles, built-ins, paint, windows and doors are finished, and 10% on completion and handover.
04What are the running costs and transfer fees?
The price list states no common area fee or sinking fund; the estate management offers chefs, butlers and concierge services at rates per plot. Transfer fees and taxes follow the sale agreement at the Land Department; the developer names IAS Advisory for legal questions. We confirm the figures for your plot in writing.
